In 2015, detailed planning consent was gained on our existing Garden Centre site in Finedon Road, Burton Latimer. This planning consent was for the building of 69 housing units on the site. The consent was implemented and is currently ‘Live’ on North Northamptonshire’s” development register.
 
In 2021 an application was made to East Northamptonshire Council (Now NNC) for the development of a new Garden Centre on the bypass at Irthlingborough, the postcode is NN9 5QH. This application was approved in July 2023, and will expire in July 2026 if a start is not made on site. The planning reference is NE/21/01799.
 
Before making a start on site, we have to discharge approximately 15 Pre-Commencement planning conditions. This process began in early 2024, and is still ongoing as at April 2025. When the plans were drawn up in 2020, they were drawn to a size and specification that was felt to fit into our budget.
 
Since 2021, development costs have increased significantly, indeed the two key materials of Steel and Concrete have increased by around 40%. These increases have undermined the viability of the project to the extent where some changes will need to be made to the development proposal to be able to fund the project.
 
As of April 2025, we have completed 12 out of the 15 Pre-Commencement conditions. We are “In discussions” with the highways authority about how and when to commit to the section 278 agreement that is needed to make alterations to the highway and create a new access.
 
Once all the Pre-Commencement conditions have been discharged, we intend to make some “Tweaks” to the design and layout so that the project is viable.
 
There is no definite timetable as to when we begin to build the new Garden Centre, let alone as to when we open. We do anticipate that the construction phase will take about 12 months to complete, and as we have not started yet, we will be on site here at Burton Latimer until at least Spring/Summer 2027.

A second site announced

It has been some time now since we last updated the page.  Whilst we are still looking for a new site an opportunity came up for us to open a second site at Elton.  The walled garden at Elton is on the Cambridgeshire / Northamptonshire border and a few miles from Peterborough.  Located here will be a plant center and Mulberry Cafe.  Opening on the 5th May with the catering facilities to follow towards the end of May.  We hope to see you there!!

Planning Application Submitted December 2012

We can confirm that in December 2012 we submitted a planning application on the Garden Centre site for change of use from Garden Centre to Residential Housing.

Although our family have been here on this site since 1959, we have realised for a long while that the site is not ideally suited to a busy Garden Centre, it is now surrounded by housing  it has a narrow road frontage and the business is rapidly outgrowing the site.

It is our belief that at some time in the next 2-5 years, our car park will not be able to cope with the number of cars and lorries that will be visiting the site.

We have therefore begun a process that will one day see us move to a new site.

This process actually begun in the late 1980′s when my parents had planning permission to move the business to a new site.  But ups and downs in the housing market and the continued growth of our Garden Centre on this site have meant that we have never had to actually do this.

The present scenario is that we are beginning to put things in place for the future  we do not have anywhere to move to as yet and we have not been in any discussions with any other landowner or business with a view to a  move at this time.  That will happen when we are ready to move to the next stage.

We can assure you that it is our intention to carry on with the business, our Garden Centre has been successful due to its excellent staff and loyal customers and we intend this to be the case for many years to come.

One thing is for certain, Bosworths Garden centre IS NOT CLOSING!!!
